Even with years of perfecting our lawn treatment programs, poor irrigation remains the top issue for struggling lawns, far surpassing any other factor. Many assume their system works if water sprays, but irrigation is complex, with many variables affecting turf and ornamental care.
By having our expert team optimize your system, you eliminate most of these variables, ensuring your lawn gets what it needs to thrive.

Often times the scope of issues exceeds the obvious issue that prompt the call. Optimizations help us get a much better understand of the system as a whole and gives context to the issue.

Seasonal Adjustment % is a quick and easy setting on the controller that allows you to adjust the run times of all the zones by percentage as the weather changes from season-to-season.
We recommend beginning and ending each season at approximately 60%.
We will periodically advise making seasonal adjustments in 10% increments as the weather changes.
The recommended % typically matches the high end of the average temps for a 2-4 week period.
If we are averaging 85° outside, round up and set the Seasonal Adjustment to 90%
The % can be set above 100% to 110% or more if necessary.

Cycle & Soak refers to a method of programming multiple start times to spread out total irrigation amounts over time to minimize runoff.
This style of programming is especially effective for irrigating slopes.
We recommend setting 3 start times in the AM. in 2-hour intervals to allow maximum absorption without running too late into the heat of the day.
2 am, 4 am, 6 am
Account for this triple cycle when programming each zone by dividing the total desired run time by 3.
If you want a zone to run for a total of 30 min, program the zone for 10 min.

What is the current condition of the lawn and landscape?
Don't veer too far from programming that is currently providing good results. Don't fix what isn't broken.
What type of head/nozzle is being used?
Misting, Rotarty, Rotating, Drip, etc.
What is being covered in this irrigation zone? Lawn or Ornamentals
More specifically, what type of grass and/or ornamentals?
Is the sun exposure full, partial, or shade?
What is the grade of slope in this zone?
What is the soil condition? Exposed, Eroded, Thatchy, etc.

Time and date settings are verified or corrected.
Current programming is reviewed.
Zones are systematically and meticulously checked, one-by-one, to evaluate coverage and functionality.
Customized programming is set for each zone according to sun exposure, head/nozzle type, slope, coverage, and plant types.
The "Seasonal Adjustment %" or "Water Budget" feature is set to optimize output for the current weather conditions.
The new programming and significant issues are reviewed with you while on site.
An estimate will be emailed to address all imperfections documented.
Once your system has been optimized, you will receive periodic text and email notifications with instructions for making Seasonal adjustments.

Repairs, upgrades, installations, and parts are not included with the Irrigation Optimization service.
No repairs requiring tools will be performed during Optimizations. Only minor nozzle adjustments that can be made by hand.
An estimate will be emailed covering all imperfections documented.
Estimates are itemized by zone so you can approve all the suggested improvements/repairs or select zones individually.
